Al Furjan is a Nakheel-master-planned freehold community in southern Dubai, designed around interconnected villa districts, townhouse clusters and mid-rise apartment developments. Originally developed as a family villa neighbourhood, Al Furjan has rapidly evolved into a mixed residential hub with strong demand from both end-users and investors due to its location near Sheikh Zayed Road, Ibn Battuta Mall and Expo City Dubai.
The vibe
Al Furjan has a quieter, more residential atmosphere compared to Dubai Marina or JVC. The community feels spacious, family-oriented and organised, with landscaped streets, community parks and a growing retail scene. The resident mix largely includes families, professionals working in Dubai Marina/Jebel Ali, and long-term expatriates. New apartment towers around Discovery Gardens Metro Station and Furjan Metro Station continue to add energy and population growth to the area.
Where it sits in Dubai
Al Furjan sits between Sheikh Zayed Road and Sheikh Mohammed bin Zayed Road, close to Discovery Gardens, Jebel Ali Village and Dubai Investment Park. The community is strategically positioned near Expo City Dubai and Al Maktoum International Airport. Travel time to Dubai Marina is around 15 minutes, Palm Jumeirah 18–20 minutes, Downtown Dubai 30 minutes, and DXB airport approximately 35 minutes depending on traffic.
Getting around
Unlike many suburban Dubai communities, Al Furjan benefits from direct metro access through Al Furjan Metro Station and Discovery Gardens Metro Station on the Dubai Metro Route 2020 line. Sheikh Zayed Road and Al Yalayis Street provide strong road connectivity across the city. The community is still largely car-friendly, but public transport accessibility is significantly better than many villa-focused districts.
Lifestyle, schools and amenities
Al Furjan Pavilion and Al Furjan West Pavilion serve as the main internal retail centres, offering supermarkets, cafes, gyms and daily convenience stores. Ibn Battuta Mall remains the nearest major shopping destination, while Dubai Marina Mall and Mall of the Emirates are within reasonable driving distance.
The community is particularly popular with families because of its parks, cycling spaces and nearby schools. Arbor School, The Winchester School and Delhi Private School are all located nearby. Healthcare facilities continue expanding, with clinics inside the community and larger hospitals accessible in nearby Jebel Ali and Dubai Marina.
