Living in Meydan
Meydan is a large master-planned district in central Dubai best known for the iconic Meydan Racecourse and its mix of luxury villas, modern apartments and branded residential developments. Originally centred around horse racing and elite leisure facilities, Meydan has rapidly evolved into one of Dubai’s most active upscale residential and investment corridors, particularly for buyers seeking newer properties close to Downtown Dubai.
The vibe
Meydan feels modern, spacious and premium in character — wide boulevards, landscaped communities and low-to-mid-rise developments dominate much of the area. The resident profile includes affluent professionals, entrepreneurs, investors and families looking for quieter surroundings while remaining close to the city centre. Unlike older Dubai communities, Meydan still has significant ongoing development, so certain zones continue to experience active construction.
Where it sits in Dubai
Meydan sits south-east of Downtown Dubai and Business Bay, bordered by Al Khail Road and Ras Al Khor Road. Its location places residents within around 10–15 minutes of Downtown Dubai, DIFC and Dubai Mall, while DXB airport is typically reachable within 15–20 minutes depending on traffic. The area also connects conveniently to Dubai Hills Estate, Nad Al Sheba and Mohammed Bin Rashid City (MBR City).
Getting around
Meydan remains primarily car-dependent, with most residents relying on private vehicles or ride-hailing services for daily commuting. There is currently no direct Dubai Metro station within the district, although Business Bay and Burj Khalifa/Dubai Mall metro stations are relatively close by car. Road infrastructure is one of Meydan’s major advantages, with direct access to Al Khail Road and smooth connectivity toward central Dubai.

Meydan combines residential living with luxury leisure facilities. The district includes cycling tracks, fitness facilities, landscaped parks and high-end hospitality developments. Meydan Hotel remains a landmark destination within the area, while Meydan One and future retail expansions continue to shape the district’s long-term appeal. Nearby schooling options include Hartland International School, North London Collegiate School Dubai and GEMS schools within Mohammed Bin Rashid City.
