Living in Dubai Hills Estate
Dubai Hills Estate is an Emaar / Meraas joint-venture master-planned community organised around the 18-hole Dubai Hills Golf Club. The development spans roughly 11 million square metres and combines villas, townhouses, mid- and high-rise apartments, schools, healthcare, retail (Dubai Hills Mall), and one of the largest urban park networks in the city. It has emerged as the city's leading premium family neighbourhood since launching in 2013.
The vibe
Dubai Hills feels deliberately suburban — wide tree-lined boulevards, low-rise villa clusters, generous setbacks, and a strong family character. The amenity standard is consistently high across sub-communities (Maple, Sidra, Park Heights, Golf Place, etc.). Compared to Arabian Ranches it is more centrally located; compared to Emirates Hills it is more accessible price-wise while retaining a similar planning quality.
Where it sits in Dubai
Dubai Hills sits inside the new MBR City development, bounded by Al Khail Road to the north, Umm Suqeim Street to the south, and Sheikh Mohammed bin Zayed Road to the east. Travel time to Downtown is around 15 minutes, Mall of the Emirates 12 minutes, and DXB airport 25 minutes.
Getting around
No active metro station serves Dubai Hills directly today; the Etihad Rail / Blue Line metro extension has the community on its planned route. Most residents drive. RTA buses serve internal stops and connect to Equiti and Mall of the Emirates metro stations.
Lifestyle, schools and amenities
Dubai Hills Mall (opened 2022, 750+ outlets) anchors retail. The Dubai Hills Park provides 180,000 m² of green space with a splash park, dog park, skate park and amphitheatre. Schools include GEMS Wellington Academy, GEMS New Millennium and Dubai International Academy Al Barsha, all within or adjacent to the community. King's College Hospital London — Dubai Hills sits in the heart of the development.
