Living in Town Square
Nshama-developed Town Square Dubai is a large freehold master community in Dubai’s southwest corridor, designed around affordable family living with mid-rise apartment buildings, gated townhouse clusters, landscaped parks and a central retail boulevard. The community has become popular among first-time buyers, young professionals and families looking for more space at lower entry prices compared to central Dubai districts.
The vibe
Town Square has a relaxed suburban atmosphere with wide streets, cycling tracks, jogging trails and large green open spaces that give it a community-focused feel. Unlike high-density urban areas, the development emphasizes outdoor living, family parks and walkability within residential clusters. The resident mix mainly includes young families, working professionals and long-term tenants. Because the area is still expanding, some phases continue to experience ongoing construction activity.
Where it sits in Dubai
Town Square is located along Al Qudra Road, close to the intersection with Emirates Road, south of Arabian Ranches and near Dubai Sports City. The location provides relatively quick road access to key areas of Dubai while remaining away from the congestion of the city center. Travel time to Downtown Dubai is usually around 25–30 minutes, Dubai Marina approximately 20–25 minutes, and DXB Airport roughly 30–35 minutes depending on traffic conditions.
Getting around
Town Square is primarily a car-dependent community with direct access to major highways including Al Qudra Road and Emirates Road. Public transport options remain limited, although RTA bus connectivity has improved gradually for nearby districts. Most residents rely on private vehicles or ride-hailing services for daily commuting. Internal roads are wide and designed for smooth residential traffic flow.
Lifestyle, schools and amenities
Town Square Park acts as the social center of the community, surrounded by cafés, supermarkets, fitness studios and retail outlets. The development includes basketball courts, skate parks, swimming pools, cycling tracks and children’s play areas, making it especially attractive for families. Nearby schools include Fairgreen International School, Jebel Ali School and Ranches Primary School. Healthcare facilities and clinics are expanding steadily, while larger hospitals are accessible within neighboring communities such as Motor City and Arabian Ranches.
