Living in Yas Island
Yas Island is a master-planned waterfront entertainment and residential destination in Abu Dhabi developed by Aldar Properties. Built around leisure, tourism and modern coastal living, Yas Island combines luxury apartments, townhouses and villas with some of the UAE’s biggest attractions, making it one of the country’s most recognisable lifestyle communities.
The vibe
Yas Island feels modern, energetic and resort-like. The community attracts professionals working in Abu Dhabi, families looking for lifestyle-focused living, and investors seeking strong holiday-rental and long-term rental demand. Compared to many suburban communities, Yas Island feels more polished and entertainment-driven, with marinas, waterfront promenades, beach clubs and large leisure attractions shaping daily life.
Where it sits in Dubai
Yas Island sits northeast of central Abu Dhabi, connected directly to the mainland by Sheikh Khalifa Bin Zayed Highway. Abu Dhabi International Airport is around 10 minutes away, Saadiyat Island roughly 20 minutes, and Downtown Abu Dhabi approximately 25–30 minutes depending on traffic. Dubai Marina can usually be reached in around 50–60 minutes via Sheikh Zayed Road.
Getting around
Yas Island is primarily car-dependent, although internal roads are wide and well-planned. Taxi and ride-hailing services are widely available, and public buses connect the island to central Abu Dhabi. Residents benefit from quick highway access, making commuting relatively convenient compared to many waterfront destinations.
Lifestyle, schools and amenities
Yas Mall is the island’s primary retail and dining hub, supported by supermarkets, cafés, gyms and waterfront restaurants throughout the community. The island is home to major attractions including Ferrari World Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Waterworld and Yas Marina Circuit, which hosts the annual Abu Dhabi Grand Prix. Yas Beach and Yas Links Golf Course add to the resort atmosphere.
Educational options nearby include Yas American Academy, SABIS International School and Raha International School. Healthcare facilities are growing steadily within the district, while larger hospitals in mainland Abu Dhabi remain easily accessible.
